Housing: wage garnishment made easier in the event of unpaid rent

Good news for landlords struggling to get their rent paid. Since July 1st, bailiffs have been authorized to garnish wages without going to court.
Olivier Riera owns two apartments in a building in Pantin, Seine-Saint-Denis. He is no longer collecting rent from his tenants . The tenant on the third floor has not paid his rent for over a year and a half. "There's no way to get a refund. It's out of our pocket," the owner reacts. In the courtyard of the building, the tenants of the second apartment owe, he says, nearly €5,000. Olivier Riera has started legal proceedings in the hope of recovering his rent. He should win his case soon. His proceedings lasted a year and a half. They were complicated and expensive.
However, since July 1, 2025, the process has been faster. The landlord is no longer required to appear before a magistrate. They can now contact a judicial officer, such as a bailiff, who will attempt mediation. If this fails, the rent will be deducted directly from the tenant's salary, just one month after the procedure begins.
