Rent prices to rise almost twice as much as inflation in 2025; see cities with the highest increases

The average rental price in 2025 rose almost twice as much as the inflation measured by the IPCA in the period, according to the FipeZap Residential Rental Index . The accumulated price increase in the 36 cities monitored by the survey was 5.13% against 2.75% of the official inflation.
According to the May survey, there was a slowdown in rents compared to previous months. The index recorded an average increase of 0.59% compared to a 1.25% increase in April.
In the accumulated total for 2025, Campo Grande (+12.22%); Aracaju (+9.61%); Teresina (+8.21%); João Pessoa (+7.94%); Vitória (+7.88%) lead the increases among the 22 capitals listed.
Based on advertisements for ready-to-move-in apartments in the 36 cities that are part of the Index, the average price was R$48.96/m² in May/2025. The highest values were observed in the rental of properties with one bedroom (R$66.14/m²) and the lowest, in the rental of units with three bedrooms (R$41.70/m²). Comparing the results between the 22 capitals, São Paulo (SP) presented the highest average price (R$ 60.96/m²), followed by: Belém (R$ 58.24/m²); Florianópolis (R$ 58.11/m²); Recife (R$ 58.03/m²); São Luís (R$ 54.01/m²).
