Ranking of the 15 largest cities: These are Germany's most exclusive residential addresses

A recent analysis by Immowelt shows that in top locations such as Munich-Lehel or Hamburg-Rotherbaum, average asking prices are more than 14,000 euros per square meter – individual streets such as Hotterstraße in Munich are even at almost 15,900 euros per square meter.
Munich remains in the top positionThe Bavarian capital takes the top spot nationwide: In Munich-Lehel and Bogenhausen, prices per square meter consistently exceed €15,000 on several streets. Properties near the English Garden or with direct views of the Isar River are particularly sought after. By comparison, the average asking price in Munich is €8,249—just over half the top price.
The price gap is also significant in Hamburg. While the city average is €5,937, buyers on the Alster riverbank pay up to €14,152 per square meter—a premium of 138 percent. Rotherbaum is considered the most desirable neighborhood in the Hanseatic city, not least because of its classic period architecture and proximity to the Alster Lake.
In other metropolises such as Düsseldorf (Friedrichstraße: €11,584) or Frankfurt (Siesmayerstraße: €9,611), the most expensive residential areas are located in the city center or in the immediate vicinity of city parks. In Berlin, however, the top prices are on the green outskirts of the city: In Grunewald, quiet residential streets such as Goldfinkweg or Amselstraße lead the way, with prices reaching up to €9,157 per square meter.
Overall, it's clear that those who want to live in a green and upscale environment will have to dig deep into their pockets. Prices are rising particularly where water, forests, and quality housing converge. This also applies to Cologne (Limburger Straße: €9,212), Stuttgart (Im Falkenrain: €8,127), and Dortmund (Max-Eyth-Straße: €4,964) – all in desirable residential areas near parks or lakes.

The values, calculated using hedonic methods, reflect the prices per square meter of houses and apartments as of May 1, 2025. These are asking prices, not closing prices. Only streets with primarily residential use and at least 20 addresses were considered.
