Dues migration in Istanbul: Figures reach 65 thousand TL

While the annual increase in dues in Istanbul is generally around 50 percent, this rate can go up to 100 percent in some areas. For example, dues in some sites can reach figures ranging from 1,100 TL to 65,000 TL. Many tenants and homeowners who observe this situation are looking for a new home due to the increasing dues burden. High dues, in particular, become unsustainable for low-income segments.

Because the quality of services in the complexes has increased, security measures have been strengthened and other maintenance costs have increased, the increases in dues continue to strain the budgets of landlords. For example, additional costs such as central heating system failures in some apartments, elevator maintenance and landscaping are reflected in the dues.

According to the information conveyed in the news on NTV, Consumer Confederation President Lawyer İbrahim Güllü said, "The average fee amount in Istanbul is approximately 2,400 lira, while the average figures according to districts are 5,750 lira in Beşiktaş, 4,800 lira in Şişli, 4,400 lira in Kadıköy, 1,100 lira in Çatalca, and around 1,250 lira in places like Silivri-Sultangazi-Arnavutköy.
In some parts of districts such as Beykoz-Beşiktaş, especially in sites consisting of villas, these dues can go up to 65 thousand liras.
While in the past only the rental or sale price of the houses was considered, now the maintenance fee has also become an important measure. Landlords who take advantage of the non-payment of maintenance fees are now choosing this method to evict their tenants.
He also said what landlords or tenants should do against high fee increases. Güllü said, "They should submit their objections to the high fees to be determined in the meetings in writing and include an objection note in the meeting minutes."
